Lease Only Service

With our lease only service, we lease and you manage. We offer basic marketing, property showings, and tenant screening then turn it over to you to manage. This is an economical alternative to the high cost of advertising, and marketing as an individual. This option allows you to hire us to market your property, and then turn it back to you to manage. This program allows you to leverage our extensive investment in Marketing, Screening, and Tenant Placement.

The Real Property Management Insight lease only fee is one month’s rent, charged one time immediately after a tenant moves in.

Caretaker Service

With our caretaker service, you can put your mind at ease knowing your home is being looked after. If you have a part-time home that you do not want to put on the rental market we will make monthly interior and exterior reviews to ensure there are no issues that need attention. You will receive a written report of any issues or required maintenance, and we can arrange for any maintenance work you need to complete in your absence.

The Real Property Management Insight caretaker fee is $200 per month.

To minimize your risks and give you peace of mind, we also offer the following services.

Month to Month Management Agreement 

Our management agreement is month-to-month with NO termination fees or penalties.  A property management company should not handcuff you or force you to work with  them, nor should they charge you termination fees or penalties if you leave. Ideally, you  want a month-to-month agreement, allowing you to potentially leave anytime you want – and without penalty!

Utility Management Plan

Real Property Management Insight will add your property to our account with participating utility services. When there is no Tenant in the property, bills will be sent to our office and we will pay them from your maintenance reserve. When a Tenant moves out and stops service, the account will automatically revert to us so there will be no disruption of service.

$10 per month. No Cost with Premium Plan.

Property Review Report

We will check areas that are readily accessible without the use of a ladder or tools. We will check that smoke alarms are present and functioning, HVAC filters are being maintained, check for leaking faucets or drains, and potential lease violations. We will provide a written report with still photographs by posting the report to the owner’s portal, and we will notify you of any required repairs or confirmed lease violations.

Semi-Annual with Basic Plan. Quarterly with Advanced or Premium Plan.

Tenant Replacement Protection

We don’t want you to experience the stress of having a tenant walk away - leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property in less than six months, we will place a new qualified tenant at no additional cost.
